The real estate market is changing. The way we buy or sell a house has changed. Currently, 90% of people looking for a home do it over the internet from the comfort of their sofa. With the amount of properties that exist in real estate websites, those that have the best presentation and that stand out from the rest attract the attention of potential buyers in the first place. On the other hand, the pandemic has created a more demanding and more emotional consumer, who is looking for a safer and healthier home, who demands immediate availability of the products he needs, who is concerned with sustainability and who seeks ready-to-live-in homes without need reparations.
Home staging is a real estate marketing tool that emerged in the 70s in the USA and it's the art of making your home look and feel as appealing as possible to potencial buyers. In practice, I create neutral and harmonious environments, bringing "visual peace" to the property, highlighting the most positive aspects and neutralizing (or even eliminating whenever possible) its negative points.
Did you know that the decision to purchase a property is made within the first 90 seconds of the visit? And that usually the decision is 70% emotional and only 30% rational? Image has never been so important and effectively there is no second chance to make a good first impression. Home staging applies to all types of properties (new, used, with resident, empty, houses, apartments, urban, rural....) the type and level of intervention changes depending on the property, the style, age, competition, areas, etc. According to international statistics, after a home staging intervention, a property can appreciate between 7 and 15%. In fact, with this technique, we are able to transform houses into homes that seduce, that delight, by creating such an emotional connection between the space and those who visit it, awakening the feeling of "I used to live here!" and consequently that the buyer values each square meter better.
In the case of vacant properties (whether new or used) there are still two particularities.... did you know that only 10% of people can see the potential of an empty property? This means that 90% of the population, when visiting an empty property, thinks that it is smaller than it actually is and cannot plan to live in it. Plus, an empty property spends three times as much time on the market! With this in mind, I intend to develop a scenographic furniture rental service (cardboard furniture) so that the owner does not have to buy what he does not need and at the same time speed up the sale of his property. And why cardboard furniture? Because they are sustainable, they imitate real furniture very well, they are light to transport, they are flexible and easier to store, they adapt to all properties and economically represent a lower cost compared to furnishing a house with real furniture, in addition we reduce the ecological footprint.
This campaign is the first step to help me put into practice a set of services and solutions that I want to develop to help those who need to sell a property quickly and for the best value, but also to help those who want to buy, transmitting security, helping the buyer to project themselves into space as their future home.
